1. Who We Are

Swayam Realty is a real estate marketing consultancy and RERA-registered channel partner based in Pune, Maharashtra. We market residential, commercial, land and warehouse properties on behalf of developer partners, and facilitate enquiries, site visits and documentation support between prospective buyers and those developers.

We are not the developer, builder, or promoter of the projects featured on our Sites unless explicitly stated otherwise. Each project remains the responsibility of its respective developer.

2. Use of Our Sites

You agree to use our Sites only for lawful purposes connected to a genuine interest in the properties featured. You agree not to:

• Submit false, misleading, or fraudulent information through any enquiry form.
• Use automated means (bots, scrapers) to access or submit data through our Sites.
• Attempt to interfere with, disrupt, or gain unauthorized access to our Sites or systems.
• Use content from our Sites for any commercial purpose without our prior written consent.

3. Information Accuracy & Disclaimer

We make reasonable efforts to keep project information — pricing, floor plans, specifications, amenities, possession timelines, and availability — accurate and up to date. However:

• All such details are indicative, subject to change without prior notice, and subject to final confirmation from the developer and the competent regulatory authority.
• Prices displayed are starting prices and are exclusive of GST, stamp duty, registration, and other applicable statutory charges unless explicitly stated otherwise.
• Images, renders, and visuals on our Sites are representative and for illustration purposes only, unless specifically mentioned as actual site photography.
• You are advised to independently verify all project details — including price, specifications, RERA status, and possession date — directly with the developer before making any purchase decision.

4. No Offer or Booking Guarantee

Submitting an enquiry form on our Sites does not constitute a booking, reservation, or guarantee of unit availability. Bookings are confirmed only through the developer's standard process, including payment of applicable booking amounts and execution of the developer's own agreement for sale. We do not guarantee that any specific unit, configuration, or price will remain available by the time you are contacted.

5. RERA Compliance

Where a project is registered under the Real Estate (Regulation and Development) Act, 2016, its MahaRERA registration number is displayed on the relevant project page. You can verify project and agent registration details independently at maharera.mahaonline.gov.in. As a RERA-registered channel partner, Swayam Realty facilitates enquiries on the developer's behalf but does not modify or guarantee any RERA-filed project detail.

6. Enquiries & Communication

By submitting an enquiry form, you consent to being contacted by us — or, where relevant, by the developer's sales team — via phone call, WhatsApp, SMS, or email regarding the property you enquired about, in line with our Privacy Policy. You may withdraw this consent at any time by contacting us using the details below.

7. Intellectual Property

All content on our Sites — including text, layouts, graphics, and the Swayam Realty name and logo — is owned by or licensed to Swayam Realty, except where a project's renders, floor plans, or brand assets are supplied by and remain the property of the respective developer. You may not reproduce, distribute, or create derivative works from this content without prior written permission.

8. Third-Party Links

Our Sites may link to third-party resources such as WhatsApp, MahaRERA's official portal, or developer websites. We are not responsible for the content, accuracy, or practices of these third-party sites, and linking to them does not imply endorsement.

9. Limitation of Liability

To the fullest extent permitted by law, Swayam Realty shall not be liable for any direct, indirect, incidental, or consequential loss or damage arising from your use of our Sites, reliance on information presented on them, or any transaction entered into with a developer following an enquiry made through us. Our Sites and their content are provided on an "as is" and "as available" basis.

10. Indemnity

You agree to indemnify and hold Swayam Realty harmless from any claim, loss, or damage arising out of your misuse of our Sites or your breach of these Terms.

11. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Any disputes arising out of or in connection with these Terms or your use of our Sites shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.

12. Changes to These Terms

We may revise these Terms from time to time to reflect changes in our services or for legal, operational, or regulatory reasons. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of our Sites after changes are posted constitutes your acceptance of the revised Terms.
